Local Bathroom Remodeling in Malibu, CA
Moldy caulk, a rocking toilet or a dated vanity? Small stuff we fix ourselves; for a full remodel, we bring in a licensed partner.
Most calls about bathroom remodeling in Malibu start with one thing that bugs you every morning. Black caulk along the tub. A toilet that rocks when you sit. Grout that won't come clean no matter what you spray on it.
A lot of that is repair work, and repair work is what we do. That means regrouting, recaulking, resetting toilets, swapping faucets and hanging mirrors and grab bars. Really want the room gutted and rebuilt? We'll tell you so and hand you off to a trusted licensed partner who does that work.
So you get a straight answer either way. Call or text Zacharias a few photos and he'll tell you which bucket your bathroom falls in.
Why Malibu Homeowners Call About a Bathroom
Moldy or peeling tub caulk
Small fix. The old bead comes out, the joint gets cleaned and dried, and new 100% silicone goes on.
Cracked or crumbling grout
Usually a small fix. Bad joints get raked out and regrouted with sanded or unsanded grout to match the tile spacing.
Toilet rocks or leaks at the base
Small fix most of the time. We pull the toilet, scrape the old wax ring, shim it level and reset it on a new ring.
Soft floor next to the toilet
Could go either way. A slow leak can rot the subfloor, and once rot reaches the joists it becomes a bigger repair for a licensed partner.
Dated vanity and fixtures
New pulls, a faucet swap or a new mirror can stay small. A new vanity with moved plumbing is remodel work.
Want a walk-in shower
Full remodel. Tearing out a tub, new waterproofing and new valves go to a licensed partner, not us.
Bathroom Repairs for Homes and Rentals
Homes
For homeowners, we handle the punch list that makes a bathroom feel cared for again. Fresh caulk, tight grout, a toilet that doesn't wobble and towel bars anchored into studs. It's not a remodel, but it often buys you years.
Rentals & small business
Property managers and small offices call us for turnover fixes between tenants: recaulking, flapper swaps, loose seats and grab bars. Small repair tickets only. A full gut of a rental bath goes to a licensed partner.

Our Approach to Bathroom Remodeling
Look at the whole room
We check the tub, tile, toilet base, vanity and floor before quoting anything. A soft spot by the toilet changes the whole conversation.
Sort small from big
We tell you which items are quick repairs and which would turn into remodel work that needs a license.
Fix what's ours
We do the regrouting, caulking, toilet reset or hardware swap and clean up behind ourselves.
Hand off the rest
If you want the full remodel, we connect you with a trusted licensed partner and stay your first call.
When a Small Bathroom Fix Turns Into a Bigger Job
The hard version is water you can't see. A shower pan that's been weeping behind the tile, or a toilet seal that failed years ago, can soak the subfloor and the framing below it. You find out when the floor flexes or the ceiling downstairs stains.
When we pull a toilet and find black, punky plywood, we stop and show you. A small patch around the flange can sometimes stay a repair. Rot running under the tub or into the joists? That job has outgrown a handyman.
Same with tile. Loose tiles in a shower usually mean the backing behind them is wet. Regrouting over that just hides the problem, so we'll tell you when the wall needs to come down.
Bathroom fixes and small upgrades we handle; full remodels go to a trusted licensed partner. Send a photo and the address, and you'll get a straight answer.
(333) 333‑3333What's Different About Bathroom Remodeling in Malibu
Plenty of bathrooms here are original or close to it. Per Census data via Census Reporter, the median Malibu home was built in 1976, and about 60% were built before 1980. In a house that age you'll often find a cast-iron tub, galvanized supply lines or tile set on a mortar bed.
The upside is that some updates are simple. The City says cosmetic work like floor tile and paint doesn't need a permit, per its Building Safety FAQ. Moving a drain, adding a circuit or rebuilding a shower is a different story.
Can You Fix It Yourself?
Some of it, sure. Recaulking a tub is a good weekend job if you get every bit of the old caulk and mildew out first and let the joint dry overnight. Swapping a flapper takes ten minutes and a few bucks.
Regrouting a whole shower is slower and harder on your hands than it looks on video. And resetting a toilet is easy to get wrong (a crooked wax ring leaks quietly for months). That's where most people call us.
What We Do Ourselves and What Goes to a Licensed Partner
Here's the plain rule. Under California's Business and Professions Code §7048, work without a contractor's license is only allowed when the total job, labor and materials together, comes in under $1,000. It also can't need a building permit. A recaulk, a grout repair or a toilet reset fits. A new shower doesn't.
So full bathroom remodels go to our trusted licensed partners. They handle the demo, plumbing changes, waterproofing, tile and the permits. And we won't break a remodel into a stack of small tickets to dodge the limit. The same law says work that's part of a larger project doesn't qualify, and splitting a job up is exactly what it's meant to stop.
But you still start with us. Call Zacharias, show him the room, and he'll sort out what we can fix this week and what needs a partner. He makes the introduction, and we stay your first call if something comes up later.
What to Expect
- How long does it take?
- A recaulk or toilet reset is usually a single visit. Regrouting a full shower takes longer because the grout needs time to cure before you use it. A full remodel timeline comes from the licensed partner, not us.
- Will there be a mess?
- Raking out grout throws fine dust, so we lay drop cloths and vacuum as we go. Caulk and hardware jobs are pretty much clean.
- What does it cost?
- Repairs are priced by the job after we see it. For reference, Angi puts the average Los Angeles bathroom remodel at $20,124, with most spending $13,185 to $27,072. HomeGuide lists regrouting at $5 to $28 per square foot. Size, tile type and hidden water damage move the price most.
- Do I need a permit?
- Not for caulking, grout or swapping hardware. Moving plumbing, new electrical or structural changes usually need a permit, and permit work goes to a licensed partner.
- Do I need to be home?
- For the first look, yes, so you can show us what's bugging you. After that, many repair visits work fine with a lockbox or a neighbor letting us in.
Bathroom Remodeling FAQ
Do you do bathroom remodeling in Malibu?
We do the repairs and small upgrades ourselves, like regrouting, recaulking, toilet resets and new hardware. Full bathroom remodels go to a trusted licensed partner, because California limits unlicensed work to jobs under $1,000 with no permit. Either way, we walk the room with you first and tell you honestly which side your project lands on.
Can you just regrout instead of replacing the tile?
Often, yes. If the tiles are solid and the wall behind them is dry, new grout makes a shower look close to new. Tiles that sound hollow or move when you press them usually mean water behind them, and regrouting won't fix that. So we tap-test before we quote.
My toilet floor feels soft. Is that a big job?
It depends on how far the rot goes. First step is pulling the toilet and checking the subfloor around the flange. A small soft spot can sometimes be patched as a repair. If the damage reaches the joists or spreads under the tub, it becomes a bigger job for a licensed partner.
Can you swap my vanity faucet and mirror?
Yes. Swapping a faucet onto existing supply lines, hanging a new mirror or medicine cabinet and changing out pulls are small jobs we handle. A new vanity that needs the drain or supply lines moved turns into remodel work and goes to a partner.
Who do I call if the partner's work has a problem?
You can still call us first. The licensed partner who does the remodel is responsible for their own work, permits and fixes. But we stay your point of contact, so tell Zacharias what's going on and he'll help get it in front of the right people.
