Window replacement in Malibu: fitting a new exterior entry door into its frame at a Malibu home

Local Window Replacement in Malibu, CA

Window won't lock, screen torn, door letting in drafts? Those are fixes. Full window replacement goes to a licensed partner.

A lot of people searching for window replacement in Malibu don't need new windows yet. They need a sash that slides, a latch that catches, a screen without holes and a door that seals when it shuts.

That's the work we do: re-screening, swapping rollers, replacing weatherstrip, fixing latches and hinges, and recaulking around frames. On doors, we plane, shim, rehang and swap hardware.

When the glass is fogged between panes, the frames are shot, or you want new energy-efficient units, that's replacement work. We send it to a trusted licensed partner and stay your go-to for everything else.

Fix or Replace? Common Window and Door Problems

Torn or bent window screens

Small fix. New mesh and spline, or a new frame if the old one is bent.

Slider window won't glide

Usually small. A clean track plus new rollers or guides, if parts are still made.

Drafts around a door

Small fix. New weatherstrip, a door sweep or an adjusted threshold usually stops it.

Door sticks or won't latch

Also small. Longer hinge screws into the stud, a shim or a pass with the plane, and a moved strike plate.

Fog between the glass panes

Bigger job. A failed seal on a dual-pane unit means new glass or a new window, which goes to a licensed partner.

Rotted frames or new openings

Full replacement. Rotted sills, resized openings and new windows or patio doors are partner work.

Signs You Need Replacement, Not Repair

Some windows are past fixing. Fog trapped between dual panes means the seal failed, and you can't clean it out. Aluminum frames that are pitted and bent, or wood sashes rotted at the bottom rail, usually aren't worth patching.

Water stains on the wall under a window are the sign we take most seriously. It can mean the flashing around the window failed, and fixing flashing means pulling the window. That's a replacement job, not caulk.

Patio doors get the same treatment. If the frame is racked or the sill has rotted out, new rollers won't save it. We'll tell you straight.

What's Different About Window Replacement in Malibu

Many Malibu windows are old. Census figures via Census Reporter put the median build year at 1976, with about 60% of homes built before 1980. Houses that age often still have original single-pane aluminum sliders, which wear out rollers and latches.

Wind is part of the picture too. The City lists a 94 mph design wind speed in its Building Safety FAQ, so new windows have to be the right rating. A licensed partner sorts that out. Salt air also eats away at hardware faster near the water, so we use stainless screws where we can.

Can You Fix It Yourself?

Re-screening is a good one to try. A spline roller, fresh mesh and new spline cost a few dollars at the hardware store, and the hardest part is keeping the mesh tight. Cleaning sliding window tracks with a vacuum and a stiff brush helps too.

Rollers and door hanging are harder. Lifting a heavy slider out of its track is a two-person job, and rollers come in a lot of sizes. If the door is out of square, shims and a plane take some feel to get right.

Window Repairs We Do and Replacements That Go to a Partner

Window replacement isn't something we take on, and the reason is the law. Section 7048 of the Business and Professions Code only exempts jobs priced under $1,000 total, labor plus materials, that don't need a building permit. A few new windows can pass that number fast, and replacement work often involves permits.

So window replacement and patio door replacement go to our trusted licensed partners. They measure, order, install, flash and handle any permits. And we won't split a house full of windows into separate small jobs. The same section of the code says that's not allowed, and it shouldn't be.

Our part is the repair work and the first look. Zacharias will tell you if a repair buys you time or if replacement is smarter. If it's replacement, he'll introduce a partner, and you can keep calling us for the door that sticks or the screen the dog went through.

What to Expect

How long does it take?
A screen or weatherstrip job is short. Roller swaps depend on finding the right part, which can take an extra trip. Replacement timelines come from the licensed partner.
Will there be a mess?
Very little. Old screens, rollers and weatherstrip go in our truck. Planing a door makes some shavings, and we sweep them up.
What does it cost?
Repairs get quoted after we see them. Angi puts window replacement at about $750 per window on average, with labor around $100 to $300 per window. HomeGuide lists screen repairs at $10 to $120 per window. Window type, size, glass and frame condition move the price.
Do I need a permit?
Not for screens, rollers, weatherstrip or hardware. Whether a full window or door replacement needs one depends on your city and the job, and the licensed partner handles that.
Do I need to be home?
Usually yes for interior windows and doors. Exterior screens and some door work can be done with a gate code.

Window & Door Replacement FAQ

Do you do window replacement in Malibu?

We repair windows ourselves and refer full window replacement to trusted licensed partners. California limits work without a contractor's license to jobs under $1,000 that don't need a permit, and replacements often exceed that. Screens, rollers, latches and seals are ours, and we'll connect you with a partner when new windows make sense.

Can you fix a foggy window?

No, not by cleaning it. Fog between panes means the seal on the insulated glass failed and moist air got inside. The fix is a new glass unit or a new window. That's partner work, but we can confirm it's a seal failure and not just dirt on the outside.

Do you replace exterior doors?

Sometimes. Hanging a new door slab in a sound frame can be a small job if the total stays under $1,000. Prehung exterior doors, resized openings and new patio doors usually go past that or need permits, so those go to a licensed partner.

Can you replace my sliding window rollers?

Yes, if replacement rollers are still made for your window. The sash comes out, we match the roller size and style, and the track gets cleaned. Older windows sometimes use discontinued parts, and then we'll talk about options, including replacement through a partner.

Should I repair or replace old aluminum windows?

Repair if they open, close, lock and don't leak. New rollers, latches and weatherstrip can keep them going. Replace if the glass is fogged, frames are bent or water gets in around them. We'll check each window and tell you which ones are worth keeping.
