Deck repair in Malibu: replacing a rotted deck board on an ocean-view Malibu deck

Local Deck Repair in Malibu, CA

Soft spots underfoot or a railing that moves when you lean on it? Boards, rails and steps on decks with sound framing are what we fix.

Board feels spongy by the hot tub? Railing wiggles when guests lean on it? That's the kind of deck repair in Malibu we take on. The bad boards come up, we check the joists underneath, new decking goes down and the rest gets refastened. Loose railing posts get through-bolted, and wobbly stair treads get new screws or new treads.

But one thing needs saying plainly. Our work is the surface of a deck that's still sound underneath. If the joists, beams, posts or the ledger board against the house are rotted, that's structural work. It usually needs a permit, and it goes to a licensed partner who does deck building and replacement.

So the first thing we do on any deck is crawl under it with a flashlight and a screwdriver. What we find there decides who does the job.

When Deck Repair in Malibu Is the Right Call

Soft or spongy boards

Rot starts where water sits, often around planters and under mats. A board that gives under your heel is on its way out.

Nails and screws popping up

Wood swells and shrinks with the weather, and nails slowly back out. They catch bare feet and can loosen the boards.

Railing moves when you push

A loose rail post is the most important fix on any deck. It's the thing keeping people from falling off.

Cracked or split decking

Sun-dried boards check and split along the grain. A few bad boards can be swapped without redoing the whole deck.

Wobbly stair treads

Treads crack or pull loose from the stringers. Stairs get a lot of foot traffic, so they wear first.

Gray, splintery surface

Bare wood that hasn't been sealed in years goes gray and rough. A cleaning and a coat of sealer can bring it back.

Deck Repair for Homes and Rentals

Homes

We work on backyard decks, upper-level balconies off bedrooms and the small landings at side doors. Wood and composite both come up. Got a deck you just don't trust anymore? We'll look at it and tell you what's sound and what isn't.

Rentals & small business

Rentals, vacation homes and small office patios get the same treatment. Property managers can send photos of each problem area, and we'll price the surface repairs. Anything structural on a rental deck goes straight to a licensed partner.

Our Approach to Deck Repair

01

Inspect from below

We check the ledger, joists, beams, posts and hardware with a screwdriver and flashlight. That tells us if this is a repair or a rebuild.

02

Pull the bad boards

Damaged decking comes up carefully so we don't wreck the good boards next to it. While they're exposed, we check the joist tops.

03

Lay new and refasten

New boards go down with coated deck screws or hidden fasteners to match. Popped nails get pulled and replaced with screws.

04

Tighten rails and steps

Loose rail posts get through-bolted. Stair treads get new screws or replacement treads, and we check the stringers too.

When the Damage Is Under the Boards

The hard version is rot in the frame. The ledger board, where the deck attaches to the house, is the big one. Water gets behind it when flashing is missing or failed, and the rot hides where you can't see it. A failed ledger is how decks pull away from houses.

Joist tops rot under the decking too, especially under old boards that trapped water. Rusted joist hangers and post bases are another warning sign. A couple of soft spots on joist tops can sometimes be sistered. Widespread rot can't.

When we find any of that, we stop and tell you. Structural repair and rebuilds need a permit and a licensed builder. We'll refer you to a trusted licensed partner and stay your contact through it.

What's Different About Deck Repair in Malibu

Decks here deal with sun, salt air, wind and fire rules all at once. The whole city is in a Very High Fire Hazard Severity Zone, and the City lists Seismic Design Category D or greater among its building design factors. That's a big reason structural deck work belongs with a licensed builder who pulls permits.

And a lot of neighbors are rebuilding. The City said in June 2026 that the recent wildfires destroyed 532 single-family homes in Malibu. Deck took heat or ember damage? Have us look at the surface, and we'll tell you if it needs a licensed partner's eyes on the structure.

Can You Repair a Deck Yourself?

Some of it, yes. Driving popped nails back down, or better, pulling them and putting in deck screws, is an easy weekend job. So is swapping a single cracked board if you can find matching wood. Cleaning and sealing a wood deck is very doable too.

Railings and anything under the deck are different. A rail that looks fine can still fail under a hard lean. Find rot in a joist or the ledger? Stop there and have someone qualified look (honestly, that's when you want a licensed builder).

Deck Repairs We Handle and When We Bring In a Partner

We swap boards, refasten, tighten railings, fix steps and seal surfaces, on decks with sound framing. Under B&P Code §7048, unlicensed work has to total less than $1,000, labor and materials together, and can't include anything that needs a permit. Since many deck repairs cost more than that, bigger ones go to a trusted licensed partner, along with all structural, ledger and permit work. See our deck building page for how that handoff works.

What to Expect

How long does it take?
Swapping a few boards or tightening a railing is often a few hours. Bigger surface jobs with lots of boards or several stair treads can take a day or more.
Will there be a mess?
Some sawdust and old boards. The old lumber and nails leave with us, and the deck and the ground under it get swept.
What does it cost?
Public cost guides say most deck repairs cost $750 to $2,500, per HomeGuide. Small fixes like a few boards or a loose rail come in under that. The same guide puts a new deck at $25 to $50 per square foot. Board type, access and how much is damaged move the price.
Do I need a permit?
Swapping boards and tightening hardware usually doesn't. Structural repairs, ledger work, new framing and rebuilds generally do, and those go to a licensed partner.
Do I need to be home?
Not for most of it. Yard access and a way under the deck are all we need. Being home for the first look helps so we can talk through what we find.

Deck Repair FAQ

How do I know if I need deck repair in Malibu or a rebuild?

It comes down to the frame. If the joists, beams, posts and ledger are solid, we can usually repair the surface. Rotted, rusted at the hangers or pulling away from the house? Then it needs a rebuild by a licensed partner. We check underneath first so you know which one you're dealing with.

Can you replace just a few boards?

Yes. Out come the bad boards, then we check the joists underneath and lay new ones. On wood decks, new boards won't match the old gray ones at first, but they weather in. On composite, we try to match the color and profile. Discontinued colors are the hard part, and we'll tell you before we order.

Why do the nails keep popping up on my deck?

Wood swells and shrinks with heat and moisture, and smooth nails slowly work loose. Hammering them back down only lasts a season or two. The real fix is pulling them and driving coated deck screws. They hold better and don't back out. We can do a whole deck or just the problem areas.

Is my wobbly railing dangerous?

It can be. Railings keep people from falling, and a loose post can give way under a hard lean. Don't let anyone sit or lean on it until it's fixed. Most loose posts can be through-bolted to the framing. If the post or rim joist is rotted, the repair is structural and goes to a licensed partner.

Do you seal or stain decks?

Yes, on wood decks in decent shape. We clean the surface, let it dry and apply a penetrating sealer or stain. It slows down graying, cracking and water damage. Composite decks don't need sealing, just a good cleaning. Sealing won't fix soft boards or a rotted frame, though.
