Local Deck Building in Malibu, CA
Popped nails, a soft board or a shaky rail? Small deck fixes are ours; new builds go to a licensed partner.
If you're looking into deck building in Malibu, odds are the deck you have is giving you trouble. Boards cupping, nails backing out, a railing that moves when you lean on it. Or you just want more outdoor space.
Our end of that is the small stuff. Swapping a few bad boards, driving new deck screws, snugging up a loose post and cleaning and sealing the surface are all handyman work. A brand new deck, or tearing out and rebuilding an old one, is not.
Those bigger builds go to a trusted licensed partner. We'll tell you which side your deck is on after one look.
Common Deck Calls and Which Ones We Fix
Nails popping up
Small fix. We pull the popped nails and drive coated deck screws into the joists so the boards stay down.
A few split or soft boards
Small fix when it's a handful. Bad boards get cut out, and we match the width and species as close as we can.
Wobbly railing post
Often a small fix with new through-bolts or blocking. A rotted post base or rim joist makes it bigger.
Gray, splintery surface
Small job: a wash, a sand on the rough spots and a penetrating sealer once the wood dries out.
Bouncy or sagging framing
Bigger job. Rotten joists, ledger board problems or failed footings belong with a licensed partner.
Want a new or larger deck
Full build. New decks need design, footings and usually permits, so a licensed partner takes it on.
Deck Repairs for Homes and Rentals
Homes
Homeowners mostly call us to keep a deck safe and good-looking for another few seasons. That means new boards, tight rails, reset stair treads and a coat of sealer. Needs more than that? You'll hear it before we pick up a tool.
Rentals & small business
For rental properties and small commercial patios, we take small safety fixes like loose rails, tripping-hazard boards and wobbly stair treads. A full rebuild on a rental or commercial deck goes to a licensed partner.

Our Approach to Deck Building & Replacement
Get under the deck
We look at the joists, ledger board, posts and footings, not just the boards on top. Probing with an awl tells us where the rot is.
Call it honestly
We tell you if your deck needs a few boards or if the frame is done. No upselling either way.
Make the small fixes
We replace boards, add screws, bolt up rails and seal, keeping the whole job under the state limit.
Refer the rebuild
For a new deck or full replacement, we introduce a trusted licensed partner and you keep us as your first call.
When Deck Repair Becomes Deck Replacement
The hard part of any deck is the stuff you can't see from the top. The ledger board where the deck meets the house is the big one. If water has gotten behind it, the ledger and the house framing behind it can rot, and that's how decks pull away from walls.
Joists rot at the top edge where boards trap water, and posts rot at the base where they meet soil or concrete. When we find more than a little soft wood in the frame, the repair math stops working. You'd spend real money propping up a frame that needs to come out.
At that point a rebuild is the honest answer. And a rebuild is licensed, permitted work.
Loose boards and wobbly railings fixed by us; new decks and full replacements go to a licensed partner. Send a photo and the address, and you'll get a straight answer.
(333) 333‑3333What's Different About Deck Building in Malibu
All of Malibu sits in a Very High Fire Hazard Severity Zone, per the City's re-roofing policy. The City also lists a 94 mph design wind speed and Seismic Design Category D or greater in its Building Safety FAQ. Those factors shape what decking, framing and connectors a new deck can use, which is one more reason new builds go to a licensed partner.
Inland, oaks matter. In Agoura Hills, building a deck near a protected oak may need an Oak Tree Permit. Salt air near the beach is also hard on fasteners (we use coated or stainless screws for that reason).
Can You Fix It Yourself?
Popped nails and a couple of loose boards are fair game. Pull the nail, drive a deck screw an inch away into the same joist and you're done. Sealing a deck is a good DIY job too, as long as the wood is clean and dry first.
Railings are where we'd stop you. A rail that looks fine can still fail when someone leans on it, and getting the post attachment right matters. Same goes for anything structural under the deck.
Deck Repairs We Handle and New Decks We Refer Out
The line comes from state law. Under California B&P Code §7048, a job done without a contractor's license has to come in under $1,000 total for labor, materials and everything else, and it can't need a building permit. A few boards and a railing fix fit under that. A new deck doesn't come close.
So deck building and full deck replacement go to our trusted licensed partners. They handle the footings, framing, ledger connection, permits and inspections. We don't take part of their job, like laying boards on a frame someone else built, because the law says work that's part of a larger project can't use the small-job exemption either.
What we do keep is the first conversation. Call Zacharias, he'll look at the deck and tell you whether it's a repair or a rebuild. If it's a rebuild, he'll connect you with a partner and you can still call us with questions along the way.
What to Expect
- How long does it take?
- Board swaps and rail tightening are short jobs. Sealing depends on dry weather and the product's cure time. A new deck's schedule comes from the licensed partner building it.
- Will there be a mess?
- Some sawdust and old fasteners. The old boards leave with us, and we sweep up before we go.
- What does it cost?
- Repairs get priced after a look. HomeGuide puts a new deck at $25 to $50 per square foot, about $3,600 to $7,200 for a 12-by-12 deck, and most deck repairs at $750 to $2,500. Since many repairs run past $1,000, some go to a partner too. Size, material and framing condition move the price.
- Do I need a permit?
- Not for swapping a few boards or tightening a rail. New decks, raised decks and structural rebuilds usually do, and that's partner work.
- Do I need to be home?
- Not always. With side-gate access to the deck you can be out, and we'll text photos when we're done.
Deck Building & Replacement FAQ
Do you do deck building in Malibu?
We fix decks ourselves and refer new decks to trusted licensed partners. California only lets us take jobs under $1,000 that don't need a permit, and a new deck needs both a bigger budget and usually a permit. We'll still come out, look at your deck and connect you with a partner when it's time to build.
Should I repair or replace my deck?
Repair if the frame is solid and only the boards or rails are worn. Replace if the joists, posts or ledger board are rotten or the deck bounces when you walk on it. Before giving an answer, we probe the framing, and we'll tell you if repairs would just be throwing money at it.
Composite or wood for a new deck?
Composite needs less upkeep and doesn't splinter, but costs more up front. Pressure-treated wood is cheaper and easy to repair board by board. In fire zones, check which materials are allowed. The licensed partner who builds your deck will walk through the options and what your city requires.
Can you replace just my deck boards?
Yes, if the framing underneath is sound and the job stays under $1,000. Swapping a handful of boards is classic handyman work. Redecking the whole surface usually runs past the limit and goes to a licensed partner. We'll count the bad boards with you before quoting, so you know which way it falls.
What if my railing is loose?
Call soon. A loose rail is a safety problem. Many are fixed by adding through-bolts or blocking at the post. If the post or rim joist is rotted where they connect, the fix is structural and goes to a licensed partner.
